  • Price – ensuring your home is priced right
  • Product – the way your home presents to prospective Buyers
    • Curb appeal – buyers often exclude a home before ever walking through the front door.
    • Staging – we start with making the most of what you have to show the inside of your home well
    • Condition – we tour the property with the homeowner and point out pre-listing corrective recommendations (paint, dings & dents, cleaning, etc). Buyers will deduct $1000 off the price for a repair costing under $100 in my experience.
  • Placement – learning all there is to know about what makes your location great (schools, neighborhood amenities, proximity to shopping/restaurants/entertainment venues, etc)
  • Promotion – getting your home in front of the most Buyers (MLS, Consumer sites like Zillow/Realtor.com), professional photos, aerial photos, video tours, and open houses for example.

Broker-Trained Market Valuation

Success often starts with knowing how to accurately value a property. Did you know that many agents use Automated Valuation Models (AVMs) to value properties? An AVM is a computer modeled algorithm. It makes assumptions that may have no bearing on actual buyer-related criteria. And it can’t make adjustments based on specific updates or other conditions specific to your home.

As a Broker licensee, I received additional, required valuation training that a Salesperson licensee is not required to have. And over the 2-decades in this local market, I have gained additional insight into the nuances of proper valuation. The process involves time-consuming methods that peel back the layers of information and look at all the valuation methods to accurately determine a recommended list price. I never use an automated valuation method but know that Buyers do. Therefore, knowing what they say helps prepare me for the inevitable negotiations necessary to justify your price.
